Here at Tahoma Meadows we offer the following services that you will not find with your average rental home:

Smoking: Please NO SMOKING IN THE ROOMS. All our cottages are non-smoking. We pride ourselves on keeping our cottages clean and smoke free. There will be a $250.00 cleaning fee charged to your bill if you smoke in the room.
Pets: We welcome pets in almost half of our cottages. Please ask before you bring your pet, $15/night pet fee. In consideration of our other guests pets will not be accepted in all cottages. There will be a $250.00 cleaning fee charged to your room bill for bringing unapproved pets into cottages. See our Pet Rules.
Rates for B&B cottages: All rates are for 2 guests including breakfast. Extra guest charge, $25/night+tax (over 12yrs), $10/night (ages
2-12yrs), and rental cribs $10/night+tax. All extra guess must
be approved in advance. Due to fire codes we can not accept more
then 2 guests in some of our cottages. Unfortunately we can not accept parties
of 4 in any or our B&B cottages.
Rates for kitchen cottages (Angler, Boat House and Tree House): Rates are for up to 4 guests.
Breakfast not included. Extra guest charge $15/night. Crib or futon charge $10/night. Extra guests must be approved of in advance of arrival.
Breakfast: Breakfast is always
included for our B&B cottages. If you are staying in one of our
kitchen cottages and would like to join us for breakfast please inquire at least
48hrs in advance to see if we can accommodate your party. Adults
$15, Children 2-12 $10.

Reservation and Cancellation Policies:
Non-Holiday Reservations: (Holiday and Group Reservations see below): An advance payment of 50% (payment in full for one night stays) is required on all regular reservations. The balance is due upon arrival. The balance will be charged to the same credit card that was used for your advance payment unless other arrangements have been made. Your advance payment is refundable, less $25/cottage fee, only if you cancel more than 14 days prior to your arrival. Partial cancellations and changes of reservation dates may not be accepted due to availability and minimum stay requirements. Refunds for early departures minus a $25.00 fee will only be made after the room has been rebooked for the
remaining days of the reservation.
Holiday Reservations: (Christmas-New Years, 4th of July, Labor Day and Presidents Day Weekends). For guaranteed holiday reservations we require payment in full in advance. Upon any cancellation of reservations refunds, less $50/cottage fee, will be made only upon re-renting the room that was booked for the full stay. Partial cancellations and changes of reservation dates may not be accepted due to availability and minimum stay requirements. Refunds for early departures minus a $25.00 fee will only be made after the room has been rebooked for the remaining days of the reservation.
Group Reservations:
(3 or more cottages rented by the same party): An advance payment of 50%
(payment in full for one night stays) is required on all regular reservations.
The balance is due upon arrival. The balance will be charged to the same credit
card that was used for your advance payment unless other arrangements have been
made. Your advance payment is refundable, less $50/cottage fee, only if you
cancel more than 45 days prior to your arrival. Partial cancellations and changes of reservation dates may not be accepted due to availability and minimum stay requirements. Refunds for early departures minus a $50.00 fee will only be made after the room has been rebooked for the remaining days of the reservation.
International Reservations: An advance payment of 50% for non-holiday reservations, payment in full for one night stays or holiday periods is required on all reservations. Group or Holiday reservations require a 100% advance payment. Any balances are due upon arrival and will be charged to the same credit card that was used for your advance payment unless other arrangements have been made. Your advance payment is refundable, less $25/cottage fee, only if you cancel more than 30 days prior to your arrival. Due to high number of international reservation scams over charges will never be accepted. Partial cancellations and changes
of reservation dates may not be accepted due to availability and minimum stay requirements. Refunds for early departures minus a $25.00 fee will only be made after the room has been rebooked for the remaining days of the reservation. We will not accept checks, cashiers checks, money orders or wire transfers for international reservations. Refunds for cancellation of international reservations may not be processed for up to 45 days from the date of cancellation. Both the 45 day cancellation and wait period for processing the refund are at the discretion of the Innkeeper. All refunds will be credited to the credit card account that was originally used to confirm the reservation.
Road Closures: During the winter months road conditions can vary greatly. We will consider the roads closed if all roads leading to Tahoma Meadows B&B are closed for the entire day of your expected arrival. For the purposes of our reservations the following do not constitute road closures: traffic metering, chain requirements, inclement weather, temporary closures for accidents and/or snow removal and construction delays. Please be aware that Hwy 89 between Tahoma and South Lake Tahoe at Emerald Bay closes frequently during the winter months. Closure of Hwy 89 at Emerald Bay does not constitute grounds for cancellation. During winter months plan to arrive using one of the North Lake
Tahoe routes. For road conditions call 800-427-ROAD
Failure to check-out and/or late check-outs. Please read the following information carefully.
Check out time is before 11:00am on the day of departure
All late checkouts must be approved 24hrs in advance. In many cases a late checkout may not be possible. Checkouts between 11am and 1pm will be charged a $50 late checkout fee. Checkouts after 1pm will be charged an additional day.
The check-out time and date above are important, because we have made reservation contracts with incoming guests to use your room starting the day you check-out. Please be courteous and give us time to prepare our cottages for arriving guests.
Although we don't
anticipate any problems in this regard, we want to be sure that you are aware that if for any reason you cannot or do not completely vacate your room by the check-out time on the date you are to leave, we have the right under California law to, and will, enter your room, collect your belongs, change the lock on the door, and make that room available to the arriving guest who has a reservation for it. This is necessary in order for us to be able to honor our contractual arrangements with our incoming guests.
We will keep your belongings for you and will return them to you upon request.
